Delray Marketplace is Open for Business


Located on the North West corner of West Atlantic Avenue &amp; Lyons Road, west of the Florida Turnpike &amp; East of State Road 441, the long awaited Delray Marketplace is now open for business. Anchored by Publix Supermarket and Frank Imax Theaters, the Delray Marketplace is an upscale, outdoor shopping and entertainment plaza. The Frank Theater &amp; Entertainment Complex features 12 screens with stadium seating, the Red Brick Grille which offers gourmet burgers, pizzas, salads and sandwiches and Cine Bowl with 16 bowling alleys and a video arcade.


The first restaurant to open at the Marketplace is Burt &amp; Max's. Burt &amp; Max's menu offers a wide variety items including salads, burgers, wood fired pizzas, ribs, steak &amp; more. They also feature happy hour at the bar each day with drink specials and $5 appetizers. In addition they offer Sunday brunch, outdoor seating and live entertainment. Other eateries coming to the plaza include Japango Sushi, Famiglia Pizza, Shula Burger, Cabo Flats Cantina &amp; Tequila Bar and Terra Fiamma. Among the retail shops at the marketplace you will find Chico's, White House &amp; Black Market, Charming Charlie's, Apricot Lane, Francesca's Collections, Neil's Corner Spot, Yankee Candle &amp; the first of its kind Polaroid Fotobar. The Marketplace will also feature an amphitheater which will offer live shows and movie nights. The Delray Marketplace is definitely the new hot spot in the West Delray Beach area.

Olivia Pychynski had a wonderful week at Champagne &amp; Parisi. This week she has been working with a lovely Venezuelan couple and their children to find them a condo in the Boca Raton area. She also showed places in the Fort Lauderdale area to relocate a couple to live in a tropical setting single family home with a pool. Her week involved follow-ups with clients and coordinating maintenance calls for her client’s condo in downtown Delray.  She ended her week showing in Coral Springs, Pompano and Tamarac for a client in need of a 4-bedroom rental property.

I often have talked to people who aren’t sure when to start looking for their next home. Whether it be to purchase or to rent, there should be a few things to keep in mind. It is important to be organized and ready so that you don’t miss out on potential deals. 


When did you need to be in your next home? Many people often look way too soon or wait too long. It’s always best to give yourself at least two months.


Let your agent know what you’re looking for. Do not be afraid to be detailed. It is to your advantage to include any relevant and important information for example: desired bedrooms, bathrooms, minimum sq ft., location &amp;  price.


I always ask my customers before showing properties what their current credit and financial situation is. Ideally, we would all love the customer with excellent credit who is able to pay first, last &amp; security. More often than not, people have life situations that have put them in a financial strain, or left them with poor credit. It is a MUST to be honest with your agent. It is the only way we can do our jobs to your maximum benefit.


Gathering any helpful references, letters, employment &amp; salary verification will likely be requested, having that handy can save a lot of time. 


Extra fees to consider. If you are relocating to a subdivision with an HOA, an application fee with the application is required. Consult your agent to find out what the fee is for that specific subdivision. Most associations require up to a month for approval from the time your HOA application was submitted.


Ask questions, and never assume anything is included if it hasn’t been included in your lease or contract.
